Trailer- Local Heavy Hauler tiny house trailer w/ belly pan, (4) stabilizing jacks, brake package, two or three axles and 8’4” wide by 16, 20 or 24’ lengths (custom sizes available)

NYS DMV Registration and plates provided to end user at 9,950 or 14,950 lbs.

Shell- ¾” plywood subfloor bolted to frame, 2x4x24” oc. wall framing, 2x6x24” oc. roof framing, R-15 Roxul floor and wall insulation, R-23 Roxul roof insulation, 6 mil poly vapor barrier, ultralight sheetrock.

Interior Trim- Knotty pine wainscoting, floors and interior trim. Whatever suites your individual taste--we can do it!

Exterior Finishes- Cedar siding and trim with galvalume roofing are standard, but there are many options available.

Windows- Low E, aluminum clad wood or vinyl windows with tempered glass and screens.

Doors- Insulated steel or fiberglass doors, patio and sliding glass doors. Interior barn and pocket doors available.

Insulation- Sound and fire proof mineral wool provides R-15 floor and walls, R-23 in ceiling. Closed cell spray foam provides R-21 floor and walls and R-35 in ceiling.

Bathroom- Comfortably sized, composite, dry flush or conventional water toilets, vanity or pedestal sink, full size shower or tub options

Kitchen- Custom pine cabinetry and countertops. Appliances can be full sized or "tiny-sized."

Loft- Typically 36-42" of headroom. Shiplap over exposed beams.

Heating and Cooling- High-efficiency mini-splits for heat & AC; other options available

Hot Water- Electric tank or on-demand propane units

Utilities- Standard RV utility hook-ups for water, sewer electric may be modified, depending on your needs (3" PVC sewer line stub hose connection for domestic water, 50 amp electrical connection.)
